Do you require tax returns or pay stubs?
No. We are an asset-based lender. We underwrite the property, the equity, and the exit — not your personal income.
What credit score do I need?
The minimum FICO is 620. We also review credit to look for serious red flags, but a low score by itself is not a deal-breaker.
How fast can you really close?
10-15 days on a typical file. As few as 5 days when you can deliver title, insurance, and appraisal access immediately.
What are your fees?
Origination is typically 1-3 points. Beyond that you pay third-party costs (title, escrow, appraisal). Every fee is disclosed in writing before you sign anything.
Do you lend to LLCs and trusts?
Yes — we prefer it. We also work with foreign nationals, ITIN borrowers, IRAs, and revocable trusts.
